- BUBBLE DAN BURST PASAR REAL ESTAT: KAJIAN LITERATURReal estate bubble and burst is phenomenon that has captured the attention of researchers for quite a long time, especially in the property market price. It is closely associated with real estate cycles that have some macroecono-mic impacts on the economy of a country. The main goal of this study is to conduct a theoretical review of real estate market bubble and burst. To fulfil the goal, in this study discussed the relationship between bubble & burst and real estate cycle and the factors affecting bubble and burst. In this study relationship between bubble & burst and real estate cycle was elaborated. In addition, there were linkages between the cycles of the real estate market price movements with a history of important events. There were five factors suspected as the cause of the bubble and burst in the real estate market prices. Those factors were the capital working and credit markets, structural changes in the economy, macroeconomic situation, incentives of actors, and beliefs and expectations.
